
AlertMe Notification Service
Fraudulent activity can occur through the recording of documents in the public record when an individual creates and records a false deed that improperly transfers ownership of another landowner’s property. This quit-claim deed fraud, also known as home title theft, can happen while unsuspecting owners have no idea their land is being sold right out from under them. After the phony transfer of property ownership, subsequent attempts to sell the land or home or rent it out to make a profit forces actual owners to the court system to reclaim their property.
Under Ohio law, the County Recorder does not have the authority to verify the validity or accuracy a document’s contents and is required to accept and record any document that is properly executed, meets all recording requirements and is submitted with the appropriate fees.
While we cannot stop a recording as long as it meets the requirements, the Delaware County Recorder’s Office offers a voluntary alert system called, AlertMe to notify subscribers when a document containing their name has been recorded through our office.
Once registered, property owners will receive an email alert if any document bearing their registered name
is recorded, allowing for prompt awareness and action if fraud is suspected
