Fraudulent activity can occur through the recording of documents in the public record. For instance, an individual could create and record a false deed that improperly transfers ownership of your property. Under Ohio law, the County Recorder is required to accept and record any document that is properly executed and submitted with the appropriate fees. The Recorder’s Office does not have the authority to verify the validity or accuracy of the contents of a document.

 

To help protect property owners, the Delaware County Recorder offers Alert Me, a free notification service. This program monitors documents recorded in the Recorder’s Office and notifies participants whenever a document containing their registered name is recorded.

 

Once enrolled, property owners will receive an email alert if any document bearing their name is recorded, allowing for prompt awareness and action if fraud is suspected.
